Buying as a non-EU buyer: what remains the same
British, American and other non-EU buyers have the same right to purchase property in Gran Canaria as EU citizens. The purchase follows Spanish civil law, a Spanish notary oversees the completion, and the title is registered at the local Land Registry. The Canary Islands operate a separate fiscal system from mainland Spain, which means both resale and new-build transactions are subject to Canarian rather than mainland rates.
Every foreign buyer needs an NIE (Número de Identificación de Extranjero) before signing any property contract, opening a Spanish bank account or paying taxes in Spain. Property listings in Gran Canaria routinely quote built area (m² construidos) rather than usable living space (m² útiles). The difference matters: a property listed at 200 m² may have 160 m² of actual living space once communal areas, terraces and structural walls are deducted. Without a floor plan, this discrepancy is invisible in the listing.

Costs and the purchase process, step by step
After agreeing on price and terms, the standard sequence begins with a reservation contract (contrato de arras) with a 10 % deposit that secures the property and sets a completion deadline — typically four to eight weeks. On completion, both parties sign the escritura pública (title deed) before a Spanish notary. Taxes due at completion: 6.5 % Impuesto sobre Transmisiones Patrimoniales (ITP) on resale properties; 7 % IGIC (the Canarian equivalent of VAT) on new-build properties. Registration at the Land Registry follows and establishes your legal title.
