Apartment rental in Gran Canaria is not a choice between two interchangeable contract templates. A home used as a tenant's permanent residence, a genuine seasonal let and tourist accommodation each follow a different route. Before photographs go online, the intended use, the property's eligibility and the owner's paperwork need to agree. AFORTUNA ESTATES helps owners organise that process and the day-to-day work that follows.
Before offering a holiday rental in Gran Canaria
Owners often call the tourism registration a licencia turística, but the current Canary Islands procedure begins with a declaración responsable for entry in the Registro General Turístico. That registration is only one part of the check. The property, local planning position, building rules and any national short-term rental registration requirements must also be reviewed before an advert is published. The answer can differ between two apartments in the same resort.
Once the legal route is confirmed, the practical work begins: enquiries, booking calendars, arrival information, cleaning, linen, condition checks and repairs between stays. In the south, a Puerto Rico hillside apartment may need careful arrival directions and key logistics; a Meloneras property may put more emphasis on terrace, garden or pool checks. A Las Canteras apartment has a different access and changeover pattern again. Those details shape the operating plan.
For an eligible holiday let, the agreed service can cover guest communication, changeovers, issue reporting and monthly accounting. Rental income, platform charges, cleaning and maintenance should appear as separate entries. Changes to the registered property or activity are handled through the appropriate procedure rather than described as an automatic licence renewal.
Long-term tenancies in Gran Canaria
A tenancy used as the tenant's permanent home falls under Spain's Ley de Arrendamientos Urbanos. Where the agreed term is shorter, the statutory extension can run to five years when the landlord is an individual and seven years when the landlord is a legal entity, subject to the law's conditions and exceptions. A seasonal contract is not a shortcut around those protections: its genuine temporary purpose needs to be stated and supported.
Before signature, the applicant's identity, income evidence and references are checked with consent. The statutory cash deposit is one month's rent for a residential tenancy and two months for use other than housing, which includes seasonal arrangements. In the Canary Islands, legal rental deposits are managed by the Instituto Canario de la Vivienda, not the Cabildo. The contract should also state payment dates, repair reporting and the inventory used at handover.
Location changes the tenant brief. Las Canteras and Guanarteme put beach access beside dense city living; Ciudad Jardín and Tafira trade that setting for more residential space and different daily journeys. In the south, Maspalomas, Playa del Inglés and the Mogán coast combine permanent housing with a large visitor economy. We assess a rental against its immediate area and intended use, not an island-wide average.
From listing to monthly report
When the route is clear, AFORTUNA ESTATES can prepare the listing, coordinate enquiries and viewings, collect agreed applicant documents and organise the handover. Contracts and regulatory questions that require legal advice are referred to an appropriate professional. During the tenancy, the owner receives a record of rent received, approved maintenance and open issues.
If you are considering apartment rental in Gran Canaria, send us the location, property type and intended letting period. We will first identify the suitable rental route and the information needed for a realistic local assessment—whether the property is in Puerto Rico, Las Palmas de Gran Canaria or elsewhere on the island.
